Completion, Handover & 12-Month After-Care

Our involvement does not end at signing. Where necessary, we also assist with:

  • Structured property handover

  • Preparation of handover protocol

  • Recording of meter readings

  • Transfer of keys and documentation

  • Transfer or setup of energy suppliers

  • For property sales: notifying the new owner and helping them set up new utility accounts with the SVJ / družstvo

 

For rental transactions:

  • We offer a two-year tenant guarantee—if the tenant leaves early or breaches the agreement, we will find a replacement at no cost to you.

  • Mandatory detailed photo documentation at both commencement and termination of tenancy.

  • Arrangement of property insurance for tenants, including provision of confirmation to the landlord

  • We extend support for up to 24 months to both landlords and tenants, assisting with any unforeseen situations such as lifestyle changes or relocations. Our priority is always to ensure that a suitable replacement tenant is found promptly if the current tenant leaves.

 

12-Month Post-Transaction Support

Following completion, we remain available for up to 12 months to provide reasonable assistance with routine follow-up matters directly related to the transaction.

This includes:

  • Clarifications

  • Procedural guidance

  • Basic coordination support

We remain a structured point of contact — ensuring continuity, clarity, and professional oversight even after closing.

Additional Services

This level of support allows you to stay focused on the bigger decisions — while we handle the coordination, the details, and the follow-through with structure and care.

Supervision of repairs & renovations

If you would like to make the process even smoother — or require more hands-on assistance — we can additionally provide extended support, including coordination and supervision of the following or similar activities:

  • Repairs and corrective works

  • Renovations and partial reconstructions

  • Technical or construction-related modifications

  • Supervision of property preparation prior to sale or rental

  • This service is designed to save you time and reduce stress, ensuring that all works are managed efficiently and professionally while you stay focused on your broader priorities.

Consultation & coordination

We can also provide:

  • Professional consultation regarding the technical condition of the property, including specific recommendations for improvements that enhance first impressions during viewings and strengthen your negotiating position (e.g., wall repairs, lighting upgrades, silicone replacement, door replacement, etc.)

  • Coordination of trusted handymen or specialized contractors for repair estimates

  • Organization of on-site visits by suppliers to obtain competitive quotations

  • Scheduling and coordination of renovation or repair timelines

  • Consultation on larger-scale structural or technical improvements aimed at increasing market value, including full proposal, organization, and coordination of renovation projects upon request

  • Ongoing supervision of agreed repair or renovation works

  • Final quality inspection upon completion

Documentation

In addition, we can assist with:

  • Obtaining or ordering project documentation (particularly for family homes)

  • Arranging the Energy Performance Certificate (EPC)

  • Communication with the Homeowners’ Association (SVJ) under power of attorney (e.g., service breakdowns, settlement statements, debt clearance confirmations, planned repairs)

  • Delivery of contractual documentation to third parties involved in the transaction (e.g., bankers, accountants) and coordination of related tasks not directly tied to the core transaction process

  • Consultation on pricing strategy and coordination of the purchase of a related property financed from the proceeds of the sale.
