How we ensured that the investor's new apartment would not experience a single day without a tenant

"An investment apartment does not make money when it is empty. Our goal is for it to start making money from day one."


This story didn't start with a rental.

He started by buying.

A client with whom we have been working for a long time was looking for an investment apartment in Prague. Thanks to his regular monitoring of our offers, he discovered an apartment in Stodůlky at the moment it was published, which exactly matched his investment strategy.

After the first inspection, he was clear.

He wanted to buy the property.

But at the same time, he said another important sentence.

"When I take over the apartment, I want it to already have a tenant."

It was at this moment that our work began.



Fairness to both parties

Even though we knew that our long-time client would be buying the apartment, we refused to start looking for a tenant immediately.

First, the sale needed to be completed safely.

That's why we agreed on a simple rule together.


We will start looking for a tenant when:

  • reservation contract signed,

  • reservation fee paid,

  • certain that the deal will go through.


This protected both the seller and the future buyer.


Long-term cooperation brings trust

We have implemented several business cases with the investor over the past years.

Rentals.

Buying.

Sales.

Thanks to this, we know very well what type of investment he is looking for.

What kind of tenants does he prefer?

What are the yield requirements?

What style of communication does he expect?

That's why he told us during this trade:

"I leave the amount of rent and the choice of tenant up to you. I trust you know who I am looking for for the apartment."

That kind of trust is not built during one transaction.

It is created through long-term cooperation.


One apartment. Two strategies.

Once the booking was confirmed, we divided the entire project into two parts.


1. Completing the purchase

Secure transfer of cooperative shares.

Coordination of all participants.

Preparation of contracts.

Handover of the apartment.


2. Current rental preparation

While the lawyers were preparing the transfer of ownership, we were preparing a new lease.

We have completely redesigned the presentation.

This time, she didn't sell the investment.

She was selling a new home.


We emphasized:

  • excellent accessibility,

  • available,

  • equipment,

  • civic amenities,

  • monthly costs,

  • rental conditions,

  • move-in date.


Every presentation has a different goal.

Buyer is looking for an investment.

Tenant is looking for a home.

Therefore, communication must also be different.


We didn't look for a tenant blindly.

We didn't wait for the apartment to be handed over.

We were already receiving the first inquiries during the transfer.


We verified by phone:

  • reason for moving,

  • employment,

  • number of people,

  • pets,

  • smoking,

  • the expected length of the lease,

  • financial situation.


We invited only interested parties who matched the owner's expectations for personal viewings.

Thanks to this, we saved time for everyone involved.


The organization decides

Over the course of several weeks, we kept the future owner informed.

Together we evaluated individual applicants.

At the time of signing the transfer contracts, we already had a future tenant selected.

We set up the entire schedule so that the individual steps follow each other.

First, the apartment was handed over to the new owner.

Approximately thirty minutes later, the new tenant arrived.

The lease agreement was signed.

Bail was paid.

First rent.

The keys were handed over.

And the apartment began to earn money for its new owner almost immediately.


Handover is not a formality

We also pay great attention to the handover itself.

Not only a handover protocol is created.

Complete documentation of the technical condition of the apartment is created.


For example, we record:

  • the status of all gauges,

  • equipment,

  • minor damage,

  • wear and tear,

  • keys handed over,

  • accessories,

  • photo documentation.


Thanks to this, we know exactly in what condition the apartment was handed over.

We use the same document when terminating a tenancy.

It protects both the owner and the tenant.


Result

The owner took over his new investment apartment.

A few minutes later, a new tenant took over.

The apartment has never been empty.

The owner did not have to organize further inspections.

He didn't have to choose tenants.

He didn't have to deal with administration.

He didn't have to coordinate the handover.

He took over an investment that generated income from day one.

What we took away from this project

The best rental doesn't start with posting an ad.

It starts the moment the investor buys the property.

If the entire process is planned correctly, the new owner can take over the apartment on the same day the new tenant moves in.


This means:

  • minimal loss of income,

  • no unnecessary empty periods,

  • less administration,

  • less worries,

  • greater certainty for the investor.
