How we sold six apartments in six months that the previous real estate agency couldn't sell

This business didn't start with a phone call from the owner.

He started with trust.

Two years ago, we successfully helped one of our clients sell their property. It wasn't the biggest deal we've ever done, but it was one where we did our best to help the client make the right decision.

Based on this experience, he recommended us to his long-time friend.

He contacted us after more than six months of unsuccessfully selling several investment apartments through another real estate agency.

The properties have been on the market for a long time.

Without result.



We didn't start with sales. We wanted to understand the whole project first.

Even before our first meeting, we asked the owner for just one thing.

To send us an overview of all properties.

Every apartment.

Each link to an existing advertisement.

Any available information.

Even before the first online meeting, we prepared our own analysis.


We studied:

  • current presentation of individual apartments,

  • the time of their advertising,

  • set prices,

  • technical condition,

  • photo,

  • presentation quality,

  • competition in a given location.


Only then did we arrange an online meeting with the owner.

Because he worked abroad for a long time.


Every investor has different priorities

We didn't discuss the price at the initial meeting.

We worked out the strategy.


We needed to understand:

  • why he wants to sell the portfolio,

  • how quickly he needs the funds,

  • whether maximum price or speed is more important,

  • what are his time options,

  • What are his other investment plans?


Only when we understood his goals did we begin to prepare a plan.


Six apartments. Six different business cases.

At first glance, it was a portfolio of six apartments.

In fact, there were six completely different stories.

Each apartment required a different strategy.


For example:

  • some were rented for a long time,

  • some were free,

  • some were close to completion,

  • one apartment was in shell & core condition , i.e. without floors, lighting, kitchen or other finishing elements.


The future buyers were equally diverse.

Investor.

First home.

Future owner.

Client looking for a long-term rental.

Everyone needed different information.


The strategy was created based on data

We have prepared a separate price analysis for each apartment.

We did not base our decisions solely on bid prices.


For example, we worked with:

  • data from the real estate cadastre,

  • actual sales,

  • current competition,

  • statistics of advertising portals,

  • the development of demand,

  • technical condition,

  • possibility of transfer to personal ownership,

  • the amount of future investments.


Based on this information, we prepared a schedule.

Together we decided:

which apartments will go on the market first,

which will be more appropriate to complete first,

which to reconstruct,

and in which to wait for a more suitable market situation.


A cooperative apartment is not a common product

A large part of the portfolio was in cooperative ownership.

This significantly affects the circle of buyers.


Buyers must understand, for example:

  • transfer to personal ownership,

  • financing conditions,

  • the amount of the annuity,

  • mortgage loan options,

  • cooperative conditions.


That is why we have prepared extensive information materials.

On the websites of individual apartments, buyers found answers to the most frequently asked questions even before the first inspection.


For example:

  • Is the apartment rented?

  • What is the rent?

  • When does the rental agreement end?

  • Who lives in the apartment?

  • When will it be possible to transfer the apartment into personal ownership?

  • How will the transfer take place?

  • What will the future costs be?


So buyers came prepared.

And they made decisions much faster.


We didn't target everyone with our marketing

Each apartment had its ideal buyer.

That's why we didn't create one universal campaign.

We have prepared our own marketing for each apartment.


At the same time, we addressed:

  • our investors database,

  • clients subscribing to our newsletters,

  • interested parties from previous business cases,

  • new buyers through targeted online advertising.


We didn't just sell the apartment.

We were selling an investment opportunity.

Future home.

Or a long-term income property.


The market is changing. So is the strategy.

One of the biggest advantages of a long-term project was that we could respond to market developments.


Some apartments we are selling:

  • finished,

  • adjusted,

  • partially renovated,

  • newly photographed,

  • they changed their presentation.


At the same time, the market situation was developing.

Instead of lowering prices, we could gradually increase the price of some apartments.

Because the data showed that the market was willing to pay more.


Result

We put the first apartment on the market in October.

The last apartment sold was handed over to the new owner in March.

We successfully sold the entire portfolio within approximately six months.

The one that the previous real estate agency was unable to sell in the same amount of time, even partially.

The difference was not a coincidence.

The difference was in the preparation.

In market knowledge.

In strategy.


And above all, we knew exactly:

  • what we sell,

  • Who are we selling it to?

  • why this particular buyer will be willing to pay the asking price.

  2. Every price change, every renovation, every rental apartment that becomes available, and every change in the market influences further decisions. That's why we view such contracts as long-term investment portfolio management, not as ordinary sales of individual apartments.

  3. Our goal is not just to find a buyer. Our goal is to create a strategy that will bring the owner the best possible result within the entire portfolio.
